Colors

You can choose colors
from the pre-approved color package list.

You can select your own
colors and submit for approval to the Architecture Committee. If you wish to use colors
not on the pre-approved list, you must submit samples of the color with your
Architecture Change Request.

When choosing your
colors, avoid using the same colors as homes adjacent to yours.

The inside of your
exterior walls can be painted Frazee Cinnamon Spice or the same as the base
color of your house.

If you have a view fence
on your property, it should be painted Frazee Cinnamon Spice

The connecting walls
between your home and a neighbor's home can be painted Frazee Cinnamon Spice or
the base color of your house. You are responsible for painting the half of
the wall that directly connects to your home.

If the connecting wall to
your house directly connects to a common wall and not to another home ... we
recommend painting your portion of the wall Frazee Cinnamon Spice

If you have a landscaping
wall in front of your property, you should paint this wall either Frazee
Cinnamon Spice or the base color of your house.

You can choose to paint
your house in a mono-tone (i.e., one color) or using a base and a trim color.
Trim colors should be coordinated with the base and roof tile color.

City of Scottsdale Guidlines

The City of
Scottsdale specifies that the color of outside structures have a maximum
Light Reflectance Value (LRV)
of 40%. The LRV index can be obtained from the paint manufacturer.

The City also specifies
that the color shall not exceed a number of 6 (on a scale of 1 - 9) for both
Value and Chroma as defined in the Munsell Book of Color. These two
indicators of color specify how bright the color is and the intensity of the
color. A number of six for these two parameters can be best described as
somewhat subdued. The community does not have a book of color and paint
manufacturers do not typically have this information immediately on hand.
The City keeps a book (it cost several hundred dollars) if you wish to reference
it. For our purposes, we advise home owners to use subdued colors that
blend nicely with our surroundings.
Diversity of Colors

As home owners submit new colors for
re-painting, we will be expanding the list of pre-approved colors to develop
more diversity within the community.

Many home owners have added stone fronts to
their homes. Please submit samples of stone before proceeding with any
project.
Color Coordination with Roof Tile Colors

There are several
colors of roof tiles within the community. Refer to the
pre-approved paint package list for
coordination with paint colors.

When choosing paint
colors, home owners are asked to consider pleasing combinations of base and trim
color that complements the roof tile color.
